HUD sets Income Limits for each area based on the median family income in that area. Each Public Housing Agency (PHA) will use the Income Limit set for the jurisdiction that the PHA covers. Therefore, a family may be eligible for one PHA but not another. The number of people in a household determines the Income Limit that is set for determining the family's eligibility for the program that they are applying for. Albuquerque is a charming city that hasn’t lost its small-town feel despite of the progresses in economy, infrastructure and urban planning. The North Valley and South Valley for example has retained much of its old-town appearance. Old buildings dating back to the 19th century can still be found downtown, too. There are areas with a more progressive urban design, though. Six-lane roads are lined with commercial buildings and strip malls, while residential areas are situated in-between main roads. Smaller roads leading to the newer neighborhoods are at least half a mile away from the main roads. So, people who live in the more urban portions of the city are still able to keep away from the noise and chaos of the downtown area. People who wish to stay close to the city-proper can still reside in condos and townhomes, though. There are many apartments with paid utilities downtown for the working class.
Affordable Housing in Albuquerque
Like in any urban city, you can find more affordable housing deals as you move further away from the city center. Another way of looking at housing options in Albuquerque is to consider options by quadrant. The Northeast Quadrant by the foot of the Sandia Mountains has some of the most affluent neighborhoods in the city and residential real estate is at a higher price range. You’ll find more affordable apartments, houses and lofts at the Northwest Quadrant, where the Old Town Albuquerque is found. There are several low-income and medium-income neighborhoods in this quadrant. You’ll want to avoid the North Valley area though if you’re looking for cheap prices because the price range here is too high.
Rental Assistance in Albuquerque
Finding apartment deals in the city is easy if you consult the records of the Albuquerque Housing Authority. Rental Housing Deals offers various information on ongoing housing programs, how to apply for them, criteria for eligibility, and other resources. Rental discounts are given to low-income families, plus additional subsidies for special cases. Elderly and disabled citizens are usually given priority for federal-funded housing assistance programs.
